HOME INFORMATION PACK – WHAT ARE THEY?

The recent Housing Act requires that all homes being marketed from 1st June 2007 will require a Home Information Pack (HIP), sometimes referred to as a ‘sellers pack’. Currently, £1 million is wasted every day on failed transactions as buyers often spend hundreds of pounds on valuations, legal advice and searches on transactions that ultimately break down. By providing key information at the beginning of the process, HIPs will prevent waste and significantly reduce the number of sales that fall through – which benefits buyer and seller alike!

The pack will contain basic information about the property being offered for sale and is likely to include the following:

  • a Home Condition Report based on a professional survey of the property, including an energy efficient assessment;
  • terms of sale;
  • evidence of title;
  • replies to standard preliminary enquires made on behalf of buyers;
  • copies of any planning, listed building and building regulations consents and approvals;
  • any guarantees for work carried out on the property;
  • replies to local searches, and
  • for new properties, copies of warranties and guarantees.

Also, for leasehold properties:

  • a copy of the lease;
  • most recent service charge accounts and receipts;
  • regulations made by the landlord or management company; and
  • Memorandum and Articles of the landlord or management company.

HOW DO I GET A HIP?

Obtaining a HIP from GPB Design is as easy as 1 – 2 - 3.

1. We send an order form, FAQ sheet, Pre-Inspection questionnaire and terms of engagement to the client.

2. Once instructed, we will arrange a convenient date and time to undertake the inspection and immediately afterwards begin producing the Home Condition Report. Simultaneously, our local conveyancer will commence with the legal requirements.

3. Once the HIP is completed, it is issued within 24 hours to the client / sellers agent and can be viewed by prospective buyers in document form or online.

It is important to remember – Estate Agents will be unable to market your property until a Home Information Pack is provided!
