Energy Certificates

An EU Directive (2002/91/EC), which aims to promote improvements in the energy performance of buildings is due to be implemented. The Directive requires all new and existing buildings (with a few exceptions) to have an Energy Certificate when they are constructed, sold or rented out. An Energy Certificate is included as part of the Home Condition Report for dwellings being sold. However, we can also provide Energy Certificates for rented accommodation.

Land Registry Plans

Commercial and residential scaled plans in accordance with the Land Registry Act 2003. A lease which has more than 7 years to run requires a plan of the premises to be submitted to the Land Registry as part of the lease documents. Information needed on the plan is contained in the Practice Guide 40, available at the Land Registry website. Fast turnaround time and plans accepted by Land Registry – guaranteed.


Floor Plans

Scaled floor plans showing room layouts, areas and orientation. Fixed furniture layouts, photographs and local information can also be included. Plans are available in printed format or can be uploaded onto your website  For more prestigious properties, 360 degree virtual tours are also available.

Measured Surveys / Computer Aided Design (CAD)

With the aid of the latest digital measuring equipment and experience of surveying existing buildings, we can undertake detailed measured surveys and produce computer generated drawings (using the latest CAD software) for record purposes or as the basis for proposed alteration works. Space drawings also prepared.

Building surveys and accurate records of existing buildings are vital, especially with today’s databases storing so much information on areas, net capacity, accessibility, asbestos and other data respective to asset and estate management.

Measured Surveys / Computer Aided Design (CAD)
As well as enabling the accurate calculation of gross and net internal areas, proper CAD drawings of a building also allow for example ACM’s (Asbestos Containing Materials) to be located pictorially, so avoiding location ambiguities when referencing databases. Obviously, a good CAD drawing, derived from a good survey, can have multiple uses and will become a valuable commodity that pays for itself in no time.


M & E drawings


Mechanical and electrical drawings are prepared in accordance with marked up plans, suitable for proposed works or ‘as built’ drawings. Our team are experienced in M & E layouts and specification and use industry standard symbols.

Licensing Premises Plans

In accordance with the Licensing Act 2003, we can produce Premises Plans to Licensing Authority approval.


Health and Safety Risk Assessment


The Management of Health and Safety at Work Regulations 1999 require employers to complete risk assessments. The function of such an assessment is to identify potential hazards within the premises and then to determine the degree of risk presented by each. This can be used to prioritise control measures, which will ensure the risk of injury is reduced to an acceptable level.

Disability Discrimination Act (DDA) Access Survey

The Disability Discrimination Act (DDA) aims to end discrimination of disabled people in respect of employment, access to goods, facilities and services. Our comprehensive DDA access survey concentrates primarily on addressing the requirements of DDA to remove physical barriers by making reasonable alterations.   


Net Capacity Returns

The Net Capacity Returns require Local Authorities to submit data on school accommodation to the DfES. The next round of submissions are due in June / July 2006. We can provide full measured surveys where no current plans exist or where major refurbishment have taken place. Our surveys are to RICS specifications and DfES standards. If you do not have the resources to complete the Net Capacity Data Sheets, our skilled team can do this on your behalf. Our surveyors have all had the necessary CRB checks.
